HVAC Tech
OVERVIEW
Primarily responsible for performing installs, repairs and maintenance to a variety of equipment including: refrigeration, air conditioning, electric motors, heating units, heat pumps, hermetic compressors, light commercial furnaces, boilers, burners, intake and exhaust fans, economizers and humidifiers.
KEY FUNCTIONS
- Understands basic refrigeration cycle to include: identifying components in refrigeration circuit, understanding how each component works, diagnosing problems in the refrigeration circuit, using manifold gauge set, pressure/temperature chart and temperature measuring devices for routine maintenance and to troubleshoot. Understands refrigeration recovery, evacuation and charging
- Understands basic electron theory, how electricity travels, AC and DC currents, single phase and three phase circuits, and series and parallel circuits. Ability to read basic wiring diagrams. Understanding of Ohms Law. Ability to use multi-meters to read voltage, current and resistance values. Must be able to troubleshoot basic electrical circuits
- Understands the process of treating air so as to simultaneously control its temperature, humidity, and distribution. Must be able to read and understand mechanical drawings
- Understands basic heating cycle to include: identifying components in heating system, understanding how each component works, diagnosing problems in the heating system using a gas pressure test and other devices for routine maintenance and to troubleshoot. Understands the theory of combustion and how it relates to combustible fuels such as gas and oil
- Responsible for handling all guest service maintenance calls
- Aids in keeping all buildings and grounds well maintained and safe including but not limited to: exterior of the buildings, parking lots, and common areas; responsible for maintaining all equipment in guest rooms
- Performs preventive maintenance pm resort amenities
- Assists in the administration of Security and Risk Management of the property through inspections, investigations, training, and enforcement of standards. Conducts monthly safety inspections and training the staff on safety and emergency procedures
- Communicates a safe work environment to the staff
- Performs other duties as required
PHYSICAL REQUIREMENTS
- Physical demands are in excess of those for sedentary work; must be able to remain on feet for extended periods of time, stoop, kneel, crouch, crawl, push, pull, climb, balance and perform manual labor
- Physical activity is a large part of this position
- Must be able to lift/carry weights of up to seventy-five pounds

- Basic heat load calculations
- Basic heat loss calculations
- Refrigerant controls (metering devices)
- Hermetic compressors
- Heat Pumps to 5-ton
- Split systems to 5-ton
- Packaged units to 5-ton
- Ductless splits
- Electric Motors (3-phase and 1-phase)
- Electric motor controls (contractors, starters, relays, disconnect, thermostats, etc.)
- Light commercial furnaces, boilers, burners and related controls (oil and gas)
- Various types of water pumps
- Intake and exhaust fans
- Unit heaters (hot water, steam and electric)
- Economizers
- Humidifiers
- Understanding of Property Management Systems and key interfaces
- Able to work a variety of shifts including weekends, evenings, holidays and in the event of an emergency any hours required
- The ability to manage multiple tasks
- Understands and adheres to all policies and laws pertaining to Hotel
- Excellent customer service skills
EDUCATION REQUIREMENTS
- A vocational degree in general facilities maintenance and/or specific building trade(s) supplemented by three to five years of experience in facilities and grounds maintenance, or an equivalent combination of education, training and experience that provides the required knowledge, skills and abilities
- Valid South Carolina driver's license is required
