The purpose of this Job Description is to provide a thorough overview of the duties and responsibilities required by this position. It does not list every conceivable duty nor the exact frequency of each activity required to effectively operate the apartment community. To that end, the employee must be open to any and all duties assigned by the Property Manager and the specific schedule requirements that they establish.

General Job Summary

Grounds Maintenance employees are responsible for the overall appearance and upkeep of the property's exterior grounds, including but not limited to the lawn, landscaped areas, flower beds, parking lot, garage structures, play grounds, dog runs and trash enclosures.

Essential Job Functions

  • Lawn and Turf Areas
    • Pick up trash as needed
    • Mow and trim grass on a weekly basis
    • Manually pull or chemically treat weeds weekly
    • Apply fertilizer and/or weed treatments as directed
    • Water lawn as directed
    • Spring and Fall clean-up
    • Lawn repair (reseed or sod) as directed
  • Landscaped Areas/Flower Beds
    • Pick up trash as needed
    • Pull and chemically treat weeds weekly
    • Trim bushes and trees in May, June and August
    • Refresh or replace ground cover (mulch or rocks) annually or as needed
    • Plant flowers and shrubs as directed
    • Spring and Fall clean-up
  • Other Areas (Parking, garages, trash enclosures, amenities)
    • Pick up trash as needed
    • Pull and chemically treat weeds weekly
    • Sweep as directed
    • City sidewalks, curbs and streets are also included as cities do not maintain these areas
  • Landscape or Exterior Projects: As directed by supervisor, projects may include installation or removal of lawn and landscape areas, shrubs, flowers, trees or fencing.

  • Light Maintenance: Only minor repairs that require nothing more than basic hand tools. Common items would be light bulb replacement, in hallways and vacant apartments, replacement of window blinds (not brackets), tightening of loose screws on door handles and outlet covers, etc.

  • General Site Duties
    • Check-in with Supervisor at the beginning and end of each shift
    • Assist Residents in a respectful and professional manner
    • Alert Supervisor to any maintenance or safety concerns observed

Supervisory Responsibilities

  • None

Knowledge & Skills Required

  • Safe operation and care of gas lawn mower
  • Safe operation and care of manual and electric lawn tools, including but not limited to grass trimmer, hedge trimmer, leaf blower, branch/pruning shears, shovels, rakes and wheel barrels

Physical Demands

  • Walking, climbing stairs and ladders, bending to pick-up debris, twisting/turning, reaching, pushing, pulling and handling to perform cleaning duties, lifting up to 35 pounds
